The three main points of an inspection are physical condition, items in need of repair or replacement, and remaining useful life of major systems.
Good inspectors implore buyers to be present because this is the most effective way to learn about all aspects of working components on their new home. Also, new home buyers can ask questions during the inspection with a licensed inspector who can point out areas of potential problems and offer maintenance that help you avoid potential trouble.
Allow 2-5 hours and to cost several hundred dollars, depending on the home size. There are also specialized home inspectors for pest inspections, harmful substances, environmental inspections and structural. Hopefully you never have to do a specialized home inspection, they tend to be pricey.
To hire an inspector, you can get recommendations from Realtors ® or look online for home inspectors with great reviews.
